In a corner of Umbria with a historical flavor, we offer for sale this beautiful farmhouse surrounded by a unique landscape, characterized by the typical nature of the place and a very pleasant quiet. Reachable in 15 minutes from the highway exit of Fabro, driving along tree-lined roads among the rolling hills, we arrive at the wrought iron gate, where we immediately notice the excellent location. A 360° panorama from which to admire the most beautiful villages of Umbria and Tuscany including Città Della Pieve, Monteleone di Orvieto, ancient Fabro, Cetona and San Casciano dei Bagni. The totally stone farmhouse, dating back to the 18th century, was renovated in the early 2000s with fine materials, old terracotta floors and wooden ceilings with exposed beams; it develops a living area of about 450 square meters spread over two levels. Surrounded by 5,000 square meters of parkland divided into several relaxation areas, where there is a charming gazebo with barbecue area and wood-burning oven for outdoor lunches and dinners, but above all the most fascinating area of the property where you can admire the beautiful view surrounded by the large swimming pool. From the garden you enter directly into the dining room of the main house, and, as in a journey back in time, we are catapulted into an environment with a rustic flavor and at the same time ancient that recalls the large convivial spaces typical of the manors. Both the large brick kitchen and the large living room have fireplaces, and the 5 bedrooms all have en-suite bathrooms. The property is surrounded by about 2.7 hectares of land, 2.2 of which are designated as agricultural land with olive grove and orchard in production (apples, apricots), arable land, vegetable garden and woodland. POTENTIALITY: In addition to being a private residence, where very few arrangements are needed, this property lends itself very well as a receptive structure being located in a strategic area on the border between Tuscany and Umbria, close to beautiful cities such as Perugia and Arezzo, the beautiful villages of Val d'Orcia and Val di Chiana or the lovely resorts on Lake Trasimeno only 30 minutes away. The presence in the same building of an apartment with access from an external staircase, consisting of living area with stone fireplace, kitchen, two bedrooms with en-suite bathrooms, would allow for those who want to use the farmhouse as a guest facility, to use the apartment for themselves or for a janitor. Possibility of converting the current annex/warehouse into an outbuilding for residential use for a total of about 210 square meters. This annex can be moved to another point, but within the boundaries of the property or even can be sold separately as a volume to be built on another property but of the same Municipality. The property is 65 km from Perugia airport, 11 km from Città della Pieve, 50 km from Perugia, about 35 km from Lake Trasimeno and Orvieto. The nearest village is 5 km away where there are stores, banks, supermarkets, schools, station and highway exit.
